Founded in 1969 by visionaries Atha and Helen Limnios, Limnios Property Group has been a trailblazer in Perth’s inner-city real estate market for over 50 years. Initially operating from their family home, the business later moved to a prime location on William Street in Northbridge, undergoing several rebrandings before becoming the Limnios Property Group we know today. The family legacy continues with second generation owner and Managing Director James Limnios, who has expanded the business beyond Western Australia to include east coast and international markets.

Our success is built on a foundation of authentic relationships, community impact, and a deep understanding of Perth’s property market. Core values of trust, respect, and relationship-building guide us, while our team leverages advanced training and technology to maximise client profitability. Atha is the original co-founder and driving force behind the company. He is widely regarded as an expert in inner-city real estate and property acquisition & development.

Atha has been instrumental in masterminding and planning many projects including land acquisition, zoning changes, design, negotiations and ongoing management. He brings a wealth of experience as a sounding board to our operations.

James Limnios is the Licensee and Managing Director of Limnios Property Group and a recognised authority in the property sector in Perth.

James Limnios is a leading figure in Perth’s property sector, featured in Business News’ Power 500 list. With an Executive MBA from The University of Western Australia and specialised qualifications in Real Estate Management, James brings a multifaceted skill set to the table—spanning Management, Strategy, Sales, and Family Business, all grounded in robust governance principles.

His public service credentials include over a decade as an elected City of Perth Councillor, where he also served terms as Deputy Lord Mayor and Acting Lord Mayor.

In his role at Limnios Property Group, James has been instrumental in driving business development and sales, achieving a remarkable $300 million in sales over just two years.

Renowned for his ethical negotiation acumen, James consults for major Australian and global companies on investment strategies. His industry achievements were acknowledged in 2004 with the 40 Under 40 Business Award, recognising exceptional West Australians under 40.

Dr. Elena Limnios

Elena is a multi-faceted industry expert with a diverse skill set that includes engineering, town planning, project management, contract negotiations, and organisational governance.

Holding a Master’s in Engineering, an MBA, and a Ph.D. in Organisational Resilience from UWA, she brings a wealth of knowledge to her roles as Director for both Limnios Property Group and Limnios Projects. At Limnios Property Group, Elena spearheads the property management department, focusing on quality management and operational efficiency. Concurrently, she is a co-founder of Limnios Projects, a project management and development advisory firm with over 45 years of experience in the Perth real estate market.

Elena is known for her strong leadership skills and her ability to manage relationships at various levels, including government and senior executive stakeholders. She has a proven track record in delivering multidisciplinary and technically challenging projects, backed by extensive research and consulting experience in governance and strategy. Elena is nationally recognised as an expert and speaker, particularly in cooperative and mutual business models that create social and environmental impact. Above all, she is committed to principles of authentic leadership, honesty, and integrity, making her a trusted figure in both the real estate and broader business communities.

Rob Stefanovski

Rob Stefanovski’s journey into the business world began in his early 20’s successfully managing his own small business in the automotive industry for 6 years. Through this journey Rob gained valuable insights into the importance of the customer experience, business administration, self-motivation, and a hard work ethic.

Rob’s true passion for construction and architecture emerged when he oversaw the construction of his first home in his late twenties. It was then that he realised his true passion was property.

With an impressive 20-year tenure at Limnos Property Group, Rob embarked on his real estate career over two decades ago, driven by a mission to offer clients unparalleled guidance, exceptional customer experiences, and unbeatable results.

Rob’s dedication has cultivated enduring client relationships, with a large part of his business stemming from repeat clients and referrals. Alongside his wife Anna and devoted executive team, he prioritises continuous improvement, staying at the forefront of industry advancements through ongoing training and mentorship.

Over the past two decades, Rob has excelled in sales, in the Northern City Fringes and well beyond, navigating a wide range of property transactions right across WA, from new developments to personal construction and property development projects. His extensive expertise encompasses expert negotiation, effective marketing, project management, construction and property development.

In 2019, Rob obtained his license as an Auctioneer, introducing innovative technology with Online Auctions that revolutionised property transactions in Australia, delivering outstanding results for sellers while enhancing transparency for buyers.

Rob’s distinguished career has earned him prestigious titles, including WA Agent of the Year for 2020 at the Australasian Real Estate Results Network Awards and multiple REIWA awards, such as Master Sales Person and the $31m – $34m Club. Rana Traboulsi

Rana Traboulsi embarked on her real estate journey in her hometown of Beirut and then moved to Dubai around 2005, driven by a commitment to delivering unparalleled customer service, helping clients achieve their personal and financial objectives, and establishing a sterling professional reputation.

Throughout her career, Rana has been an integral part of over a hundred real estate transactions across the globe, spanning from luxury waterfront home sales to strategic office space and retail. While based in Dubai, Rana focused on selling residential and commercial properties, gaining valuable experience in international real estate sales in diverse locations such as Lebanon, UAE (Dubai & Abu Dhabi), the UK (London), and Qatar.

Rana’s steady dedication and exceptional results in Business Development, Relationship Management, Sales, and Marketing Plans have earned her the trust and appreciation of peers, managers, and clients alike.

She was also among the pioneering graduates in the Certified Sales Professional exams conducted by the Canadian Professional Sales Association and holds a Certificate in Successful Selling from the UK-based institute Claviga Development and Training.

As a valued member of Limnios Property Group, Rana has furthered her education and expertise, earning her Cert IV in Property Services-Real Estate from REIWA. She is now a Registered Real Estate and Business Sales Representative in WA.

Property Consultant - Retirement Living Specialist

Caryl Sutrisno

Caryl has an extensive history of customer service, client relationship management, project management and service delivery, having worked in Information Technology for both public and private organisations in the UK and Perth before joining the Real Estate industry in 2004.

After gaining a good foundation in residential sales Caryl has for the past eighteen years specialised in Over 55s Strata and Retirement Village Marketing and Sales, both established units and off the plan project marketing. Caryl’s past projects included: Silver Chain – Silver Vines Margaret River; Baptistcare – Riverside Salter Point; Duncraig Community Church – Duncraig Community Village; Amana Living – Treendale Australind, Moline Village Karrinyup, Lady McCusker Village Duncraig, Peter Arney Village Salter Point, Wood St Inglewood over 55s strata; Meath Care – Meath Mews Kingsley, Como, Trigg; MercyCare – Mercy Village Wembley; Leederville Gardens (inc) – Leederville Gardens Retirement Estate; MYVISTA – Balcatta Village and Mirrabooka Retirement Apartments.

Caryl has an excellent working knowledge from grass roots through to completion of Project Development and Management within the Retirement Village industry and is conversant with the requirements of the Retirement Villages ACT. She approaches each client’s needs with empathy and understanding of the myriad factors involved in the decision to move from the family home in the later years of life.

Scottish by birth, raised in Perth, Caryl has travelled extensively throughout Europe and Asia settling in London for some years then later in Bali. Caryl has now settled near the coast and enjoys a casual beach-side lifestyle. In her spare time Caryl enjoys travelling and learning languages, most recently walking part of the Camino in Spain and exploring Iran and The Silk Road. Caryl speaks conversational Indonesian and is currently learning to speak Farsi.

Caryl approaches her work in Real Estate with a focus on excellent client service and professional courtesy. Her motto is – “professional courtesy is paramount” – when dealing with her clients as well as others working in the industry.

Property Consultant - Retirement Living Specialist

Kaye Fraser-Rae

Kaye has extensive experience in customer service, sales and marketing and administration within the private and public sector. Since joining the real estate industry, she has become very knowledgeable about retirement and the ‘over 55s’ real estate sector.

Selling and purchasing a home can be one of the most significant financial and emotional decisions one will have to make, especially when it comes to retirement, over 55’s and downsizing.

Kaye has extensive experience in customer service, sales and marketing and administration within the private and public sector.   Since joining the real estate industry, she has become very knowledgeable about retirement and the ‘over 55s’ real estate sector.  

Kaye’s promise is to make her clients’ real estate experience seamless, stress-free and smooth as possible.  She thrives on her ability to be well organised so even the little details are taken care of for her clients.  Her aim is to make it an enjoyable and positive experience for all concerned and her goal is for her clients to return to her for assistance in real estate matters.

New Zealand born Kaye has spent the past 30 years living in Perth with South African born husband and loves the lifestyle and openness of Perth. She has a passion for African safaris and in her spare time Kaye enjoys golf, cycling, entertaining and bush and beach walking.
